Oxnard’s Channel Islands and Ventura are the only seaside cities in California that have homes with attached boat docks between San Francisco and Long Beach. In total, our three waterfront communities offer over a thousand homes with private or shared docks from 32 feet to 100 feet or more. Mandalay Bay features custom single-family homes and attached townhomes, all with private boat docks. Two newer planned- communities; Westport and SeaBridge offer more choices of waterfront living and boat dock homes.
Mandalay Bay
Mandalay Bay is our original boat dock community with most homes built in the 1970-1980’s. Here we have attached homes (townhomes) and custom-built single family home homes (Leeward Estates.) Because the attached homes are zero lot lines and not part of a mandatory homeowner’s association, remodels or rebuilds are possible making the neighborhoods a collection of individual styles and sizes. Many homes remain in their original condition and therefore provide for a wide range of prices. The average boat dock is 40 feet while end and corner locations sometime offer 100’ or more. All homes in Mandalay Bay have private access from the patio to the docks. There is no mandatory homeowner’s association although voluntary membership is a popular way to share communication on subjects important to the community. There is no Mello Roos but there is an assessment on the tax bill that contributes to the City of Oxnard’s maintenance of the waterways. There are no community facilities in Mandalay Bay but there are several “greenbelts” that divide the townhomes and these are maintained by the City of Oxnard.
The Channel Islands Bridge separates the main Harbor from these residential canals so most boats, unless their mast is tabernacle, are power. At normal mean tide the bridge clearance is 30 feet.
Westport
In 2006 construction was completed at Westport, the first of two new planned-waterfront-communities in Oxnard. Farmland was dredged and a new navigable waterway was built. This upscale community features 96 single family homes with deeded boat docks behind the home. There is a public walkway between the homes but the docks are gated and assessable only to the homeowner. There is also a small private marina where a select number of homes have deeded slips 50 feet or more.
The community of Westport also includes 34 attached “Villas” located across from the canals and there is a park, exercise trail and scenic walking paths. The “Lighthouses” are a gated enclave of 88 townhomes with a community pool and sauna. “Whitesails” is a unique structure that features of single-story condominiums on the upper levels and commercial and retail space below. There is also a small public marina for boaters in the townhomes and condominiums – or the public at large. Westport homeowners pay varying homeowner dues for maintenance of the common area landscape, the docks and its iconic fountain at the entrance. The City of Oxnard adds a Mello Roos tax in the form of two bonds which contribute to the cost of the infrastructure of the land and waterways.
Seabridge
SeaBridge is the newest and largest waterfront community in the community often referred to as Channel Islands. Started in 2006, some construction still continues. There are two gated residential islands, a public and private marina, an amphitheater, miles of footpaths and two large retail environments.
Coral Island is the most diverse with single-family homes on the water with deeded dock space behind the homes, “inboard” homes and the Port Marluna Condominiums. Most boat dock homes at Seabridge share large docks with neighboring homes. Many of the inboard homes own their slips in a private marina nearby. This upscale island is also home to the elegant 6,300 square foot clubhouse with full catering facilities, a waterside pool, sauna and workout gym. The picturesque “sea bridge” offers a foot path entrance onto Coral Island and a number of public parks, some that include barbecues, tennis and basketball courts and a children’s play areas as well as scenic paths that meander the island.
Shell Island, is also gated and features single-family private boat dock homes and inboard homes, many again, with deeded slips in the nearby marina.
One Port Marluna condominium complex is on Coral Island while another is on the public side of the marina and many of these West-facing units offer beautiful marina, and mountain views. The Port Oceanos feature townhome-style floorplans with private garages. Port 121 is a live-work community and the new “Enclaves” are condominiums set for release in 2017. All owners at Seabridge are members of the SeaBridge homeowner association and enjoy use of the clubhouse facilities on Coral Island. All owners at Seabridge have a city Mello Roos tax that contributes to the construction and maintenance of the infrastructure of the community and waterways.
City of Ventura Boat Dock Homes
Our neighbor city to the North has another large pleasure boat Harbor with public boat slips, retail, dining and watersport activities, and a single residential boat dock home community.
The Ventura Keys
The Ventura Keys are accessible from Ventura Harbor and feature several canals with single family homes with their own private boat docks behind the homes. Most docks average 45’ in length (some larger) and there are no bridges to obstruct the masts so sailboats can dock here.
